New Jersey REALTORS® FOR Tom Kean
The Issues
Tom Kean Stood Up for Small Businesses and Communities Like Yours.
Unlocking Inventory
Tom supports the More Homes on the Market Act, which would double the current capital gains exclusion for homeowners when selling their principal residence and index it to future inflation. Without the fear of a massive tax liability, more long-time homeowners will be incentivized to sell their homes and help alleviate the inventory shortage.
Qualified Business Income Deduction
Tom supported the permanent extension and enhancement of tax deductions for independent contractors, including REALTORS®, through Section 199A, preventing a tax hike on REALTORS®.
SALT
Tom supported increasing the state and local tax deduction limit, meaning many more current and prospective homeowners will be able to receive federal tax benefits for owning and purchasing a home and will have lower taxes.
Opportunity Zones
Tom supported the permanent extension of Opportunity Zones, including the full exclusion of future capital gains on OZ investments held for at least 10 years.
Estate and Gift Tax
Tom supported a permanent increase to the estate and gift tax threshold, ensuring many family-owned real estate businesses will not be subject to confiscatory taxes when the business or its property is passed from one generation to another.
Collaboration on Housing
Tom supports the Housing Supply Frameworks Act because it provides a strategic approach to addressing the nation’s housing shortage by encouraging collaboration between federal, state, and local governments to identify and remove barriers to housing development, streamline permitting processes, and incentivize pro-housing policies.
Low-Income Housing Credits
Tom supported permanently increasing the low-income housing credits for states, which is projected to create over 1 million additional housing units nationwide over the next decade.
